Council has opened an expressions of interest process for the site at 97 Caniaba Street, seeking feedback from businesses, investors and developers about demand for industrial land.

The current concept includes around 21 lots, although Council says the final layout and lot sizes could change depending on the level and type of interest received.

The land has been filled to above the one-in-100-year flood level and is identified by Council as suitable for industrial development.

The proposal comes as Lismore continues to grapple with the long-term challenge of providing employment land outside the most flood-prone parts of the city.

Council says the expressions of interest process is intended to help establish whether there is sufficient demand to justify progressing the subdivision.

It does not commit Council to selling or leasing the land, nor to proceeding with the development in its current form.

The site sits within South Lismore, an area where industrial and commercial activity was heavily affected by the 2022 floods.

The market testing follows broader Council planning work aimed at increasing the supply of flood-resilient employment land and giving businesses more options to relocate or expand.

Council has asked interested parties to provide information about preferred lot sizes, likely uses and timing requirements.

The feedback will help inform the next stage of planning for the precinct, including the final subdivision design and whether the project proceeds.
