501A Booyong Rd, Booyon

A large dual-occupancy (detached) five-bedroom mansion, swimming pool and three-bedroom caretaker’s dwelling is proposed for 501A Booyong Rd, Booyong. According to Byron Council’s website, DA 10.2025.603.1 will cost $10,083,715.

The land area is 41.38 hectares.

The town planning report reads, ‘Lot D comprises a rural property that is vacant of significant development. It contains stock fencing and equipment to support cattle farming. Almost the entire property has previously been cleared of native vegetation and contains grass cover. Some regrowth vegetation is located adjacent to drainage lines’.

‘A shed that has been approved under Development Consent No. 10.2025.149.1 has commenced construction within the central west of the allotment’.

As for constraints, the report says, ‘Mapping by Byron Shire Council indicates that the property is within a bush fire area. The property contains sloping land and drainage lines. The site of the proposed development is not subject to flooding impacts’.

‘The proposed dwelling contains five bedrooms, each with an ensuite, a central kitchen/living/dining area, a retreat, a gym and a laundry space’.

‘Outdoor living and entertainment areas are proposed on the northern and southern sides of the dwelling. A courtyard is proposed on the dwelling’s eastern side.

‘The proposed construction materials include a concrete floor, concrete block walls covered with stone and timber cladding, and a steel sheet roof. Earthworks are proposed to create a level building pad’.

Caretaker’s Dwelling

‘A proposed caretaker’s dwelling is located to the north-west of the main dwelling. It contains three bedrooms, three bathrooms, a laundry and an open kitchen/living/dining area surrounded by a verandah. The proposed materials are similar to the main dwelling (concrete floor, blockwork walls, steel sheet roof). Earthworks are also proposed to create a level building pad’.
